Miller Homes extras: what is worth doing with the builder?

What we have actually seen

A real Asterwood buyer at Miller Homes’ Manse Field development shared option pricing with WikiHomeSpec. A later quote for Aspenwood Greige tiling across the downstairs was £6,260.

Using the Asterwood room dimensions and the individual room prices from the option sheet, the larger tiled areas appeared internally consistent at roughly £136–£137 per gross square metre fitted. That is a pricing pattern from one real case — not a claim about every Miller development.

The tile itself is publicly identifiable

CTD currently lists Aspenwood Greige 1200×200mm glazed porcelain at £42/m² including VAT. That does not mean the difference to Miller’s fitted price is “markup”: the builder price includes installation, ancillaries, coordination and having the floor complete before handover.

The Miller advantage is Day One

The independent route may be cheaper. The Miller route can mean the floor is complete when the keys are handed over. No immediate tiler booking, no empty-house fitting window and no furniture to move twice.

That is why WikiHomeSpec does not label the higher price “bad”. We calculate whether the convenience received justifies the builder premium.

Our current Miller flooring view

Compare the price, then value the convenience. With a significant premium, the household should understand exactly what the extra money buys. For a family moving in immediately, day-one readiness can be genuinely valuable. For a buyer with an empty week before removals, the independent route may be much easier to justify.
